OWNERSHIP
This site, and each of its modules, together with the arrangement and compilation of the content found on this site, is the copyrighted property of Hotel Stay UK LTD and/or its various third party providers and distributors. In addition, the trademarks, logos and service marks displayed on this site (collectively, the "Trademarks") are registered and common law Trademarks of Hotel Stay UK LTD, its affiliates, and various third parties. Nothing contained on this site should be construed as granting, by implication, or otherwise, any license or right to use any of the Trademarks without the written permission of Hotel Stay UK LTD, or such other party that may own the Trademarks.

USE OF SITE
For the purposes of these Terms, the expression "Hotel" means any hotel or similar establishment appearing on the Website with whom you may make a booking via the Website.

Hotel Stay UK acts as a disclosed agent for the Hotel and if you make a booking via the Website, the contract will be between you and the Hotel (and not with Hotel Stay UK LTD). Hotel Stay UK’s sole responsibility to you is to pass your reservation details entered on the Website to the Hotel and shall not accept any liability for any loss or damage you may suffer or incur as a result of the incorrect processing of your reservation details by the Hotel, or the accommodation service provided to you by the Hotel.

If you use the Website particular terms and conditions regarding availability, prices and cancellation may apply to each room rate quoted or Hotel and you should read carefully the room or Hotel detail before proceeding to confirm any booking. Some Hotels may also have additional terms and conditions.

Bookings cannot be amended. If you wish to make changes to a booking you must cancel the booking and re-book.
Amendments can be made by contacting our call center on 08445 007 108. All cancellations of bookings must be made via Hotel Stay UK Ltd, not direct with the Hotel, and the Hotel may make charges to your credit card if bookings are not cancelled in this manner by the time set out in the cancellation policy for the relevant Hotel

RATES AND PAYMENT OF HOTELS
Availability, rates and terms of occupancy are not guaranteed by Hotel Stay UK and are subject to change without notice. Rates vary by season and may be subject to currency fluctuations. Rates advertised on the Website do not include any other fees or charges, such as, without limitation, state or local taxes.

The Hotel of your choice will debit the relevant amount in accordance with its standard procedures, but generally on the day that you check-out of the Hotel. If you have not cancelled your booking but fail to check-in on the appointed day, the Hotel may still debit your credit card with the relevant amount or a cancellation fee.

Special offers advertised on the Website shall not apply in conjunction with any other special discounts, promotions, coupons, certificates, award stays, or meeting/group stays.

Copyright in the Website and the content of the Website is owned by or licensed to Hotel Stay UK LTD. You may print and download portions of the content in accordance with these Terms and solely for you personal, non commercial use. In downloading and/or printing materials from the Website, you agree not to change or delete any proprietary notices, trademarks and the like from any materials. Any other copying, redistribution, publication or retransmission of any portion of Website material is strictly prohibited without express written consent of Hotel Stay UK LTD.

You agree that you will not post (or attempt to post) any software viruses, files or code designed to interrupt, destroy or limit the functionality of the Website or any computer software or equipment or any other harmful component. Hotel Stay UK reserves the right to contact you by e-mail with regard to your use of the Website.

AGE AND RESPONSIBILITY.
If you use this site, you are responsible for maintaining the confidentiality of your account information and your password. You agree to accept responsibility for all activities that occur under your account or password. You represent that you are of sufficient legal age to use this site and to create binding legal obligations for any liability you may incur as a result of the use of this site. You understand that you are financially responsible for all uses of this site by you and those using your login/booking information.

PRIVACY.
You have read the Hotel Stay UK LTD Privacy Policy, and agree that the terms of such policy are reasonable. You consent to the use of your personal information by Hotel Stay UK LTD and/or its third party providers and distributors in accordance with the terms of and for the purposes set forth in the Hotel Stay UK LTD Privacy Policy.

REVIEW OF TRANSMISSIONS.
You agree that if you submit suggestions, ideas, comments or questions or post any other information on this site, you grant Hotel Stay UK LTD and its affiliates a worldwide, non-exclusive, royalty-free, perpetual, irrevocable, and fully sub-licenseable right to use, reproduce, modify, adapt, publish, translate, create derivative works from, distribute and display such content in any form, media or technology. Hotel Stay UK LTD takes no responsibility and assumes no liability for any content posted or submitted by you.

LIMITATION OF LIABILITY.

Hotel Stay UK LTD assumes no responsibility, and shall not be liable for, any damages to, or viruses that may infect your computer equipment or other property on account of your access to, use of, or browsing in this site or your downloading of any materials, data, text or images from the site. Hotel Stay UK LTD and any third party providers and distributors make no warranty of any kind regarding this site and/or any materials provided on this site, all of which are provided on an "as is" basis. Hotel Stay UK LTD and any third party providers and distributors do not warrant the accuracy, completeness, currency or reliability of any of the content or data found on this site and such parties expressly disclaim all warranties and conditions, including implied warranties and conditions of merchantability, fitness for a particular purpose and non-infringement, and those arising by statute or otherwise in law or from a course of dealing or usage of trade. Neither Hotel Stay UK LTD nor any third party providers or distributors warrant that this site, its servers or any e-mail sent from Hotel Stay UK LTD are free of viruses or other harmful components.

INDEMNIFICATION.
You shall defend and indemnify Hotel Stay UK LTD and any third party providers and distributors and their officers, directors, employees and agents from and against any claim, cause of action or demand, including without limitation reasonable legal and accounting fees, brought by or on your behalf in excess of the liability described herein or by third parties as a result of your use of this site.

RELATIONSHIP.
The relationship between Hotel Stay UK LTD and you will be that of independent contractors, and neither of us nor any of our respective officers, agents or employees will be held or construed to be partners, joint ventures, fiduciaries, employees or agents of the other.

GOVERNING LAW.
These Terms are governed by, and construed in accordance with, English law and you agree to submit to the non-exclusive jurisdiction of the courts of England and Wales to determine any disputes.

TERMINATION.
Hotel Stay UK LTD may terminate this User Agreement and these terms and conditions and/or the provision of any of the services at any time for any reason, including any improper use of this site or your failure to comply with these terms and conditions. Such termination shall not affect any right to relief to which Hotel Stay UK LTD and its third party providers and distributors may be entitled, at law or in equity. Upon termination of this User Agreement and these terms and conditions, all rights granted to you will terminate and revert to Hotel Stay UK LTD and its third party providers or distributors, as applicable.

MODIFICATION.
Hotel Stay UK LTD may at any time modify these terms and conditions and your continued use of this site will be conditioned upon the terms and conditions in force at the time of your use.

ADDITIONAL TERMS.
Additional terms and conditions may apply to reservations, and other uses of portions of this site, and you agree to abide by such other terms and conditions.

ENTIRE AGREEMENT.
This User Agreement, together with any terms and conditions incorporated herein or referred to herein constitute the entire agreement between us relating to the subject matter hereof, and supersedes any prior understandings or agreements (whether oral or written) regarding the subject matter, and may not be amended or modified except in writing or by making such amendments or modifications available on this site.
